Preparing your SW3 home for viewings

Once you’ve made the decision to sell your home in the SW3 area you start thinking about clearing, cleaning and improving your home in time for the viewings potential buyers will be having.  First impressions really count and so you must ensure your home is as welcoming and comfortable as possible.   The front of your home and your garden is the first thing that buyers are going to see, this is where they will get their first impression, and so you should ensure you spend some time getting it clean and tidy and in a good state of repair.  First do the gardening, the front garden should be mowed and any bushes/trees should be trimmed, flower beds should be tidied and paths/driveways should be cleaned. Once you have a tidy garden take a step back and have a good look at the front of your house, is there anything about it that would put you off as a buyer?  Is there anything that really needs a clean or to be fixed? All these jobs should be done next, this includes cleaning the exterior of the windows and the guttering. On the day that you are expecting a viewing go back outside to ensure nothing is out of place, make sure there is no litter or animal faeces in your garden. Once the front of your home is clear you can move onto the inside of your home. The first thing you need to do is have a thorough de-clutter of every room, disposing of as much as you can and removing as many of your personal items (like photographs, certificates, etc.) so that the buyer is allowed to envisage themselves living there.  Doing this will make the house look bigger and more desirable to buyers and will make it much easier to clean.

Once you have a clutter free home, you need to turn it into a dirt and germ free home by having a through clean of the entire house.  When you clean make sure you pull out all furniture and clean behind and underneath things, skirting boards and ceiling, light fittings and switched, doors and door frames and windows and window sills, handles etc. all need to be cleaned properly. Start with your kitchen and start by cleaning all of the surfaces and the floors, move onto cleaning the smaller appliances, such as the toaster, the kettle or coffee maker, your microwave oven, your tea/coffee/sugar holders, chopping boards etc. Once all the smaller things in the kitchen are clean you can move onto the bigger appliances, such as the washing machine, the tumble dryer, the dishwasher, the fridge, the freezer etc. remembering to clean behind and underneath these as much as possible.

Before a viewing, re-wipe surfaces and floors and leave as little clutter on show as possible, don’t have anything noisy like the washing machine on as this is unwelcoming. Move onto the rest of the downstairs, the living room, dining room and any play rooms etc. start by vacuuming or sweeping and mopping the floors and wiping over all of the surfaces, ornaments and mirrors etc. Before a viewing be sure to pack away anything belonging to a pet and most of your child’s belongings, arrange the table with coasters and maybe even some flowers or air freshener. The bathroom will need to be thoroughly cleaned, this includes cleaning the bath, shower, sink, toilet and all taps, plugs, tiles, grouting, floors etc.  All towels should be replaced with matching fresh towels. All bedrooms should be de-cluttered with fresh linen placed on the beds and little personal belongings on display. All of the curtains/blinds within the house should be opened to allow as much natural light into the house as much as possible. Opening windows will allow fresh air in and will help to get rid of any odours.
